Down Lights Information
Kinn Electrical always supply and fit fire rated down lights where there is a habitable area above (ie bedroom etc). These have an incandescent seal and cover built into them. Most of the downlights available from DIY shops do not and therefore have to have additional hoods fitted at extra cost making these a more expensive option.

In the event of a fire, a plaster board ceiling provides fire burning time to stop the spread of fire from downstairs to upstairs. To fit a down light involves cutting a hole in the plaster board to allow fitting and this breaks the fire seal. Therefore an incandesant hood or fire rated downlight needs to be installed to reinstate this fire seal. If it is not reinstated and a fire occurs then it will spread easily throughout the house.

Part P
From 1st January 2005 new revisions of the Building Act 1984 come into effect. The changes focus on the "electrical safety in dwellings".

All domestic electrical installations (such as installation of a new circuit, any electrical work in the kitchen or bathroom or outside of the property, gardens, garages or outbuildings) are subject to approval by the Local Authority Building Control except in the case of electricians who are members of a Competent Person's scheme.

This eliminates the rogue traders who turn up to do work, don’t test it and don’t issue you with any paper work.
